Extra houses will mean house prices falling. You've seen this in North Tyneside where there has been a housebuilding boom. Prices of older homes are often below 2006 levels. I can see housebuilders in South Carlisle selling blocks of houses, 100 at a time to residential investment companies who will then rent them out.

The bypass is good news, there's enough traffic to justify it, and even better it seems to be getting done fairly quickly as roads go (2021-23). What is better though is no "it depends on how this garden village does" caveats for it, because I still don't see where/why the people are going to come from for this 'garden village'. Carlisle isn't growing quickly naturally so you need to attract people in, so what are the jobs they're going to do that aren't here at the moment? Have amazon said they're moving their HQ here? Sounds a bit "build it and they will come" to me.

There will be some nice cheap large houses for sale in the south of the city then soon as some will aspire to live in a rabbit hutch with a tiny garden and pay circa 273k for the pleasure of doing so in this new garden village.

People clearly still aspire to edge of city living - even though I don't see the appeal at all. I'd rather have a solid terrace with big rooms and a bunch of amenities at the end of the road any day.

How many houses are they building in Carlisle? Lads doing stuff for us were telling us they run buses to Carlisle and Penrith from Dumfries and Castle Douglas. 2000 houses by J44, same at the Garlands, same again in Penrith.

Let's see how they fil them. Though building houses and roads wil generate jobs

I read that this St Cuthberts is going to be around 10k houses - that's a potential 40k people (nearly the size of Kendal). Who is going to live here? Why are they coming to Carlisle? It's not like there's loads of factories and jobs...

Can see that it potentially could be a few thousand extra in Brunton Park, however.

I honestly thought that this idea would have been mothballed since it was confirmed that we were leaving the EU, less people arriving and as the plans for this were made before we were out and we all know how much the government hates spending any money on the north.

As said - it will be a magnet for undesirables from the rest of the country and re-housed offenders.

The road is a great idea however.

Theres a homeless crisis, build more homes.

You cant build more houses, nobody will live in them.

I suppose it also depends on the developer, as in how long could they afford to have houses sitting empty as they build more.

How long has that site opposite the old White Ox been building houses for, seems like an eternity.

It's not a huge outlay though relative to the size of the plan. The public sector's main expenses will be providing the southern bypass and the planning stage going on at the moment. The rest is more about development carried out by the private sector that would likely happen anyway, but making sure it happens in a planned fashion with appropriate infrastructure rather than just piecemeal all across the city periphery.

402 plots on the Ridings up Currock.

New one at Brampton, was 4 in Cumwhinton at one point, Scotby first few gone up, three or four sites on the go in Penrith.

Lost count of the number in Carlisle, Garlands one is down to the last few as is the one on the mini roundabout on the way up to it. Now starting a new one behind Garlands/back of Harraby.

Four or five more at the planning permission stage, before you even mention the Garden Village.

Planning permission in place for building sites to fill in all the gaps between the Story one at Kingstown and Morrisons too.

It's one of the great unanswered questions - who are all these houses for? Have you moved from somewhere else in the city into one of these new estates? Have you got new colleagues at work who have moved from elsewhere?

On Wigton road as you head up to the bypass they built Glaramara Drive & carried on across towards Orton Road. recently finishing the latest houses, cannot be more thsn a field away from the aforementioned Orton Road now
Plus Suttle house ( saved from demolition by English Heritage) & a dozen houses built next to it to form a small cul de sac looking onto Wigton rd & the new Craig Robinson veterinary surgery opposite.

Indeed. The original question is just a kneejerk reaction - probably asked since the time Denton Holme was built. Lowry Hill, Belle Vue, Knowefield, etc.

They are waiting to the new road is built and then Carlisle's new ground will be built there.

Without me having to do any actual research of my own..
