A stadium used only on Tuesday nights and Saturday afternoons with a few summer concerts could easily accommodate 300 employees working normal office hours.

Can't see that being feasible in reality ...although you'd think the East Stand is vast , not to accommodate that number of staff, while the old Job Centre is office space in waiting. Certainly looks like PD is relocating south tho!

Of course it's feasible, plenty of clubs up and down the country do it. Blackpool have the Lancashire NHS trust offices in their main stand, some clubs have hotels (MK Dons, Bolton). It's a simple way of making use of the premises all day, every day. I mentioned numerous times that it was a missed opportunity when the County Council chose to build its new offices down botchergate rather than at BP, had there been a better relationship between the football club and the council then who knows. Either the council builds the stand and owns the offices or the football club build the stand and charge the council rent.

You'll know if this is good news or bad news as soon as you see the headline of the article on the site. If it's before the game it's a really positive step and they'll use it as a way to appease the fans and stop protests; if it's after the game it bad news and we're up the creek, but without a game for two weeks for people to really vent their anger.

If you look through this thread it's gone from EWM loaning the club money, to the money being used to pay off the Pioneer loans, Day then taking over the club at the end of the season and now he's going to Base his whole company out of the offices that there may or may not be space for in the East Stand.

All of this has been speculated and believed in the space of a couple of days, when it's entirely possible that none of this will be true, then those coming up with this speculation will blame the club for them not being right.

I think people need to calm down a bit and just wait and see what actually happens.

Although the loan is secured and there may be a rate of interest involved so it needn't be benevolent. I agree with Laffy that at this stage it is emergency funding as AJ or more likely his family have said enough is enough. However Brunton Park would have potential in the hands of someone looking to move his 300 HQ workforce from Scotland and maybe opening an outlet centre at BP as well. Conversations will need to take place with the planners and other stakeholders and PD will keep his cards close to his chest. It may suit PD to have speculation over a move from Langholm to Carlisle so he is offered incentives to stay in Scotland. I can't see Langholm wanting to lose 300 jobs.

All in all it feels as if the Jenkins era is entering the final chapter but fortunately we have our own Cumbrian-based billionaire willing to help out.

I agree if you can get commercial guaranteed revenue from office space its prob the easiest thing to do. Maybe you could do both if the rugby club land is bought. I suppose as well a hotel would have to compete at a similar pricepoint to premierinn which may not be easy.

These Premier Inns are changing hands at around 6.5pc yield so good time to try and develop one if they have a site and Whitbread thought it would work and sign a lease.

Lakeland gate is a 5 minute walk from BP, so if that's on the main drag surely any development at BP would also be ?

All 4 stands at Nob End have commercial tennants and in the case of the Guild Stand the club took out a loan to build it and the rent the NHS pays is twice what the loan repayments are and theyre tied in for 25 years the length of the loan.

At BP there may be a better option tho as i.d say there must be a market for appartments with a big thru lounge of which one aspect looks over the pitch and the other over the golf course and open country then 3000 seats and you have not far short of a 10k ground meaning that whats built on the other two sides can be quality rather than having to get the maximum number of seats in and you sill have a 15k capacity without too much trouble.

If you want to build Offices and hotels then get the rugby club bought and develop that with whatever will bring in the income to pay off the loans used to build the last two stands,

if the council has put a block on any development on any potential floodplain, like they have on Denton Holme which didn't flood, then I can't see much building work being carried out on Warwick road which, the last time I looked during the flood, was under 8 feet of water.

Does Phillip Day live in the UK full time or is he a non dom? If hes a non dom and his time in the country is restricted I imagine he would need someone running the club on a day to day and his own involvement would be limited. In which case I worry that Jenkins is simply going to be replaced by Day as Mr Emergency Loan and Nixon/Clibbins end up staying where they are.
